The competition entry for the revitalization of the former Kamensko factory building, situated in the center of the Croatian capital city, proposes as the replacement an atrium-type building construction, with 68 residential and 45 business / commercial units, including parking-garage, storage and other auxiliary spaces, on an approximately 32.000 sqm of GFA, distributed through up to five above-ground and two underground garage floors.

The designers proposed the new (replacement) building as an answer to the basic inputs derived from the physical and contextual characteristics of the given location – the atrium form of the complex; relations towards the narrow street (Caniceva street) on the west side and large public park (Dr Franjo Tudjman square) on the east side of the building; the relationship of residential and commercial types of space with the inner courtyard; the Investor’s desire to activate flat roof areas of the building; the commercial aspect of the project (aspiration to reach the maximum GFA inside the given urban rules) and finally, the stamp that the existing (now abandoned) factory left in the collective consciousness of the citizens.

The process of architectural design ultimately produced a dual concept of building materialization: the pure contrast of street and courtyard facades. The design of street facades is based on façade elements with a metal mesh infill - a balancing repetitive element (repetition, as a basic mean of achieving monumentality of the existing factory facades), but also a dynamic element, acting as a generator which gives life to simple and the strict rectangular forms of the street facades. Opposite to that - the courtyard facades are formed by brick cladding combined with facade greenery, which creates a warm, intimate micro-ambience inside the block.

The residential spaces are designed with the aim to achieve a high / higher standard of living - with outdoor spaces (loggias or roof terraces), large open-space living rooms and spacious common areas (residential lobbies, internal communications, etc.) with access to parts of roof terraces with common areas for residents (children's playgrounds, outdoor fitness equipment, meditation zones, etc.)

Business units are, in accordance with the competition propositions, defined at the basic, conceptual level.

Special attention was paid to the potential future expansion of the complex to the southern part of the existing block, in order to create a design that is a link (and not a barrier!) for the urban expansion in question.

Below the entire block, there are two floors of an underground garage (with a total of 297 parking spaces) and technical spaces (substation, sprinkler station, storage rooms etc.)
